Chimney Repair in Vancouver

Crumbling joints, damaged brick, and a leaking chimney need more than a surface patch. Dunbar Chimney repairs masonry chimneys in Vancouver, North Vancouver, West Vancouver, Burnaby, Richmond, New Westminster, Coquitlam, and Port Moody. Our team assesses the cause before recommending the work.

Warning signs

What needs attention.

Vancouver's rain and freeze-thaw cycles drive water into small defects. White staining alone does not identify the source of a leak; the crown, joints, flashing, roof junction, and accessible chimney areas need to be considered together.

  • Crumbling mortar or open joints between bricks
  • Cracked or spalling brick, including faces breaking away
  • A leaking chimney or damp staining around the fireplace
  • Cracked, damaged, or poorly draining concrete crowns
  • Loose or failed counter flashing and step flashing at the roof
  • Efflorescence: white salt deposits that can indicate moisture movement
Repair work

Sound repairs, matched to the chimney.

Work can include removing failed mortar and repointing, replacing damaged bricks, forming and pouring a new concrete crown, and repairing or replacing counter flashing. Step flashing work is coordinated with the roof covering where needed.

We match replacement brick as closely as practical and select mortar to suit the existing masonry and exposure. Type S mortar may be suitable for some modern chimney work; it is not a blanket choice for older, softer brick or historic lime-mortar construction. Those chimneys need compatible materials, not simply a harder mix.

Repair or rebuild

Keep what is sound. Rebuild what is not.

Localized joint, brick, crown, or flashing damage may be repairable when the surrounding masonry is sound. Widespread deterioration, movement, loose masonry, or recurring failures can make a rebuild the more appropriate option.

We assess the condition and set out the proposed scope before work starts. An above-roof rebuild typically involves dismantling the failed section to sound masonry, rebuilding with suitable brick and mortar, and detailing the crown and flashing. More extensive work needs a separate assessment.

What to expect

From assessment to a written scope.

Tell us what you have noticed and send photos if available. We review access and chimney condition, then explain the repair options, materials, and proposed scope. Timing depends on the amount of masonry work, safe access, weather, and curing requirements; it is confirmed for your project rather than promised as a one-day fix.

If bricks are loose, the chimney is leaning, or smoke is entering the room, stop using the fireplace and arrange an assessment. A suspected chimney fire or immediate danger needs emergency assistance, not a routine repair appointment.

Common questions

Before you book.

Can you repair a leaking chimney without rebuilding it?

Sometimes. A leak caused by a localized crown, joint, or flashing defect may be repairable if the chimney is otherwise sound. The source needs to be assessed before choosing the repair.

Does every chimney need Type S mortar?

No. Mortar must be compatible with the existing brick and construction. Type S can suit some modern work; softer historic brick and lime-mortar chimneys may need a different mix.

When is a full chimney rebuild needed?

A rebuild may be appropriate when deterioration is widespread, masonry is loose or moving, or repairs would leave unsound material in place. The extent of dismantling is decided after an assessment.

Is white staining on my chimney a leak?

White staining is often efflorescence, caused by moisture carrying salts to the masonry surface. It can signal water movement, but it does not by itself show where water enters or whether a rebuild is needed.

How long do chimney repairs take?

There is no single duration. Small repairs and full rebuilds have different access, weather, and curing requirements. We confirm the expected schedule with the written scope.
